The Building Safety Act has ushered in a new era of accountability across the construction sector, placing greater emphasis on competence, compliance and traceability throughout a building’s lifecycle. For electrical contractors, understanding the latest requirements for fire detection system selection, placement, installation and management is essential in meeting increasingly stringent regulatory expectations.

Culture change

In the wake of the Grenfell Tower tragedy, the introduction of the Building Safety Act has reshaped the UK’s approach to this issue. While fire safety legislation has long governed the design and installation of fire detection systems, the new regulatory landscape places greater responsibility on everyone involved in the design, construction, refurbishment and ongoing management of buildings. Electrical contractors are now expected to demonstrate competence, maintain accurate records and contribute to a culture of safety that extends throughout the entire lifecycle of a building.

Contractors must consider how fire detection forms part of a wider building safety strategy from the earliest design stages. This includes selecting appropriate products, ensuring correct installation and providing comprehensive documentation that supports the ‘golden thread’ of information required under the Building Safety Act. Traceability is becoming increasingly important, allowing building owners and managers to understand exactly what has been installed, where it has been installed and how it should be maintained.

Setting the standards

A thorough understanding of the relevant standards remains fundamental to achieving compliance. BS 5839-1 governs fire detection systems in non-domestic premises, while BS 5839-6 provides guidance for domestic properties. Smoke detectors should comply with BS EN 14604, heat alarms with BS 5446-2 and carbon monoxide alarms with BS EN 50291. These standards establish minimum performance requirements as well as guidance on installation, testing and maintenance, helping ensure systems operate reliably.

Even the most advanced fire detection equipment cannot perform effectively if installed in the wrong location. Smoke detectors should protect escape routes such as hallways, landings and living spaces depending on the property type and fire risk assessment. Heat alarms are generally recommended for kitchens where cooking fumes could trigger unwanted smoke alarm activations, while carbon monoxide alarms should be installed in rooms containing fixed combustion appliances and positioned according to manufacturers’ recommendations.

Joined up thinking

Modern fire safety design increasingly favours interconnected systems, particularly within residential properties. When one device activates, every interconnected device sounds simultaneously, providing occupants with earlier warning regardless of where they are. Advances in wireless technology have made interconnected systems easier to install during refurbishment projects while reducing disruption, allowing contractors to improve safety without extensive rewiring.

Contractors should work collaboratively with architects, consultants and principal designers to ensure systems are fully integrated into the building’s overall safety strategy. Early engagement allows detector locations, system compatibility and maintenance access to be considered before construction progresses, reducing costly alterations later while improving overall building performance and regulatory compliance.

Making the right choice

Selecting compliant fire detection equipment has also become increasingly important. While cost remains a consideration, contractors should prioritise products that have been independently tested to recognised British and European standards and are supported by reputable manufacturers with strong technical expertise.

Reliable sensor performance, clear fault indication, long-life power supplies, compatibility with interconnected systems and comprehensive product documentation all contribute to a more dependable installation. Choosing quality equipment also provides greater confidence that replacement products, technical support and ongoing compliance information will remain available throughout the building’s operational life.

Third-party certification demonstrates both product quality and installer competence. Independent certification schemes verify that products consistently meet recognised standards and that manufacturing processes remain subject to ongoing assessment. Likewise, contractors participating in recognised certification schemes demonstrate that their technical knowledge, installation practices and quality management procedures have been independently evaluated.

Documentary evidence

Once a fire detection system has been installed, commissioning is essential to verify that every device operates as intended. This process should include

functional testing of every detector, confirmation that interconnected alarms communicate correctly, verification of power supplies and battery back-up, and checks to ensure that signals can be clearly heard throughout the property.

Contractors should also supply commissioning certificates, product specifications, installation drawings where appropriate, user instructions and clear maintenance recommendations to enable building owners and facilities managers to fulfil their ongoing responsibilities. Comprehensive documentation simplifies future inspections, servicing and upgrades, providing a clear audit trail that demonstrates competence, traceability and compliance.

As building safety legislation continues to evolve, electrical contractors have an increasingly important role in protecting both occupants and the built environment. By understanding current standards, selecting certified products, following best practice for detector placement and embracing a safety by design approach, contractors can deliver installations that meet regulatory requirements while providing reliable, long-term protection.
